Stu Bone - Principal
Stu Bone is the Principal of Bone Investment Management, LLC. He is the Manager of all special purpose entities created to hold individual assets. Headquartered in San Diego, we deliver real estate investment opportunities to private equity investors by acquiring and operating thoughtful, clean, safe multifamily communities. Founded in 2014, the firm currently owns and operates over $200,000,000 worth of multifamily real estate in the western US.
Mr. Bone is accountable for all operations of the company, including oversight of all acquisitions, fundraising, asset management, accounting and investor relations for all assets under management.
Prior to founding the company, Mr. Bone sourced and directed multifamily property acquisitions at Virtu Investments. He joined Virtu in 2004 and left in 2014. Prior to that, Mr. Bone advised Virtu and other commercial real estate investors at Steelhead Capital, a real estate capital markets advisory firm. Mr. Bone has directed the acquisition and/or financing of over $1 billion in commercial property transactions.
Chelsea Karvia - Managing Director, Investments
Ms Karvia directs third party management while overseeing risk management, market analysis, due diligence and underwriting. Her thoughtful market analysis and due diligence provides invaluable data, supplying our team and partners with the confidence that deals are properly risk-assessed and stress-tested.
Previously, Ms Karvia served as a Portfolio Manager at Cardinal Group Management. During her six year tenure at Cardinal Group she directly oversaw all operations for $800 million worth of assets. Ms Karvia successfully recapitalized twelve assets, strengthening relationships with both long standing and new equity partners for Cardinal Group.
Michael Swain, CPA - Controller
In his 30 years as a Chief Financial Officer and Certified Public Accountant with extensive experience in commercial real estate accounting, Mr. Swain’s emphasis has been on cash management, account reconciliations, bank relations, cash flow, investor reporting, budget preparation and supervision of accounting staff.
Mr. Swain facilitates Bone’s accounting operations in a variety of aspects including accounting oversight of contracted management companies, property accounting, investor distributions, cash management, audit preparation, tax preparation and lender correspondence.
Mr. Swain and Mr. Bone have been working together for 20+ years.
